The 2019 New American Remodel
Every year, the National Association of Home Builders features a standout residence as the New American Remodel — an example of innovation, technology and energy efficiency. This time around, Michael Gardner and studio g ARCHITECTURE are designing what could be the home of the future.
The renovation at 2720 Pinto Lane is in progress and won’t be publicly revealed until early 2019, but it’s already on sale as an exclusive listing with Luxury Estates International. The turnkey property comes with customized furniture, appliances and decor — and thanks to its status as a trade event showpiece, is being offered for a price far below value.
This masterpiece of stone, wood and metal stands a commanding 24 feet tall and mixes a contemporary West Coast design with rustic, organic elements. The home takes full advantage of its large lot, from the circular decomposed granite driveway to the lush orchard and herb garden. Sitting on a tree-lined street known for Old Vegas charm and celebrity homes, the front entrance of the estate is discreetly tucked away behind mature trees and a private security gate.
The foundation and select brick walls were preserved from the original structure, a single-story ranch home that sat on the address for decades. As the remodel continues to take shape, the property’s character is balanced by new innovations in architecture and technology. Both levels of the home — separated by two staircases and an elevator — feature inventive combinations of indoor and outdoor space. Pocket doors disappear into the walls, revealing a swimming pool, outdoor kitchen and entertainment deck from multiple angels.

The main indoor kitchen, decorated with imported European oak, includes Gaggenau appliances, an Urban Cultivator herb garden, coffee station, juice bar and perhaps most intriguing of all, a teppanyaki grill. Any dinner is complemented with cocktails from the wet bar or a bottle from the double wine columns in the dining room. The upstairs master’s quarters are a true retreat, with a private breakfast kitchen, lounge and “secret” bookshelf wall that opens up to the bedroom.

A his-and-hers luxury steam shower features eight shower heads and two rainheads. Electronics, entertainment and security features are controlled by Crestron automation. The temperature and pressure in every shower is digitally controlled. Outdoor shades use smart technology to detect rain and activate to protect open spaces, even if no one is home.
The property is seeking LEED certification with state-of-the-art insulation and the highest-level thermal-glass windows. The four bedrooms and office each have their own thermostat and the air conditioning runs on natural gas, along with two backup generators. Water is sanitized by a BioMicrobics septic system.

Other highlights include three courtyards, five fireplaces and a spacious three-car garage with electric car chargers. A detached RV garage has enough modern furnishings to double as a man cave. More than just a showpiece for the National Association of Home Builders, this dramatic remodel is one of the most ambitious home projects in Las Vegas and an example for architects and designers to follow for generations to come.
